We manage what we own. That's the difference.

Crest & Valley was built by property owners who got tired of management that treated their investment like a ticket number. We stay accountable because we have the same stake you do.

Built from the owner's side of the door

Crest & Valley grew out of frustration with managers who answered to commission cycles, not outcomes; no proper tenant background screening which led to evictions; charging fee even if there is no rent etc. We started managing our own Portland-area properties and found no local firm we'd trust with someone else's.

Today we serve Portland, Beaverton, Hillsboro, Tigard, and North Plains — communities we live and invest in. Neighborhood expertise here isn't a sales line; it's the reason the work holds up.

Small enough to know your property by address. Experienced enough that nothing about a 2am maintenance call surprises us.

Three things no national firm can offer

Skin in the game

Five communities, one team

Direct accountability, always

We own rental properties in the same markets we manage. Every decision we make for your property is one we'd make for our own.

Portland, Beaverton, Hillsboro, Tigard, North Plains — we know the rental dynamics of each neighborhood from the inside, not a market report.

No call centers. No routing queues. Owners and tenants reach the same people who hold the keys and know the files.

What owners say after the first year

After two years with a national firm, I switched to Crest & Valley. They knew the Tigard market cold and handled a tenant dispute in two days that my old manager dragged for six weeks.

They called me before I even knew there was a problem. That's the level of attention you get from people who actually have their own properties on the line.
